1. The period for hire will be from 4.00 p.m. on the day of arrival to 10.00 a.m. on the day of departure, unless otherwise agreed in writing.

2. The hired Property shall be used solely for holiday purposes.

3. The Hirer, i.e. the individual who made the booking with Anne House Apartments, and his/her party, must undertake to vacate the hired Property at the stated termination of let.

4. The number of people occupying the property must not exceed the number specified on the confirmation form, and only the individuals detailed on the confirmation form shall occupy the Property, unless agreed with Anne House Apartments in advance and in writing.

5. The Hirer shall leave the Property in the same clean and tidy condition as they found it, otherwise a cleaning charge will be incurred. Smoking is strictly prohibited and dry cleaning charges for soft furnishings may be incurred if you allow smoking in the apartment during your stay.

6. The Hirer shall be responsible for any damages or breakages to the Property, furnishings etc. In this connection a damage deposit must be paid in full at least two weeks prior to the entry date. All damages must be reported immediately and will be withheld from the damage deposit, with any amounts due in excess of the damage deposit being paid for, in full, prior to departure. The damage deposit, less any amounts withheld for damages and extra cleaning charges, if applicable, will be repaid within seven working days after the date of departure. Note: Damage Deposit paid by credit card incurs no charge. Visitors from outside the UK are required to pay Damage Deposit by credit card. No other payment for this charge will be accepted.

7. The Balance of rent will be paid eight weeks before the start of hire, unless the booking is made within eight weeks of the start of the holiday, or the booking is for a short break, in which case the rent is payable in full at the time of making the booking.

8. NOTICE OF CANCELLATION must be sent to Mrs C. Farquharson, 128 Blackford Avenue Edinburgh EH9 3HH. In the event of cancellation every effort will be made to re-let the Property, for which a re-let charge will be levied, but if this cannot be arranged the Hirer will be liable for the Balance. CANCELLATION INSURANCE is advised to avoid this occurring.

9. The Owner or their Agent shall be allowed to enter the Property for all reasonable purposes.

10. The Owner reserves the right to refuse entry, and to demand the immediate removal of any persons, including friends and associates of the Hirer, not complying with the Conditions of Hire, or conducting themselves in a manner detrimental to the Property, and its contents, or to any third party or the property of any third party.

11. The Hirer must note that by completing the booking they enter into a legal agreement and are bound to abide by the Conditions of Hire and any other reasonable instructions given by the Owner.

12. Payment by credit card incurs a 2% charge.

13. This contract is enforceable under the Laws of Scotland.
